Headline: Previewing some of the questions/topics we hope to address tomorrow

- The process of rationalizing the portfolio and eliminating locations - are they now comfortable with where the portfolio stands, and how large can it grow from here past the ~60 locations in the pipeline?
- The duration mismatch, which remains the most often cited existential risk in the model - What are they doing to mitigate that risk? What else can be done? Is this just a fact of life in the model permanently?
- What is the ultimate value proposition of All Access? How big can it grow as a % of the total pie? What % of All Access members use more than one location, what % use locations in more than one city?
- Are you concerned by the shortening of the average commitment length to 20 months as of November versus 22 months prior? Also the slight downtick in Enterprise penetration? What are driving these numbers?
- Customer acquisition costs - this has been a major question on the part of investors. How much is the company spending on paid search, discounts, incentives, etc? Can you talk about "top of funnel" and movement to/handling of prospects by the sales team? What is the lifetime value of a customer, by segment, etc?
- What should investors assume for maintenance capex for "New" versus "Old" WeWork? Does a downshift in capex spend impact the brand at all longer term? What is the long-term cash flow profile of the business when it reaches stabilization? Will it look like something similar to IWG, and if not how and why?
- Help investors understand the path to over 100% desk coverage/utilization, which is a new/different concept for real estate investors looking at occupancy.
