Headline: Pounding the table on the COLD Short
- On Best Idea Short COLD, we think the company is in a really tough spot here in Quad 4.
- (1) Street estimates for FY22 are coming down and now stand at $1.20/share (we think FY22 AFFO will be sub-$1.15/share as it stands today), (2) there is incredible incentive for the new management team to set a bar below where expectations currently rest given how the situation has evolved over the past year, and (3) where is that new management team anyway? Witness protection program, as they like to say on Monday morning about the GM or coach after a bad Sunday night loss.
- We wanted to talk about something new that we had not mentioned before, as the stock trades lower below subjective NAV and the cost of capital rises. Assuming no acquisition activity in FY22 and FY23 as the company gets its house in order, we estimate somewhere between $700 million and $750 million of cash flow from operations cumulatively over the next two years. Compare that to ~$1 billion of uses of funds ($300 million in development spend, ~$115 million of estimated maintenance capex, nearly ~$500 million of dividend payments at the current rate, and ~$100 million of debt and finance lease principal payments), leaving an estimated ~$200 million to ~$300 million funding hole set against ~$56 million of remaining proceeds to be settled under the forward sale under the existing ATM program.
- This means there are really four options:
- Reduce or cut the dividend, which is not happening,
- Put in place an ATM or execute a secondary at greater than a 15-20% discount to NAV depending on the assumptions, which is not great,
- Draw on the credit line to lever up, or
- Issue additional unsecured debt to lever up.
- And this assumes no more acquisitions, which has been a key component of the company's growth. It also makes a buyback relatively unlikely, in our view.
- By no means an existential threat, but also NOT a great setup in and moving deeper into Quad 4....
