Headline: KKR launching self-storage platform
KKR is in the process of launching and building out a self-storage platform called Alpha Storage Properties (ASP) which will acquire and manage assets in higher-growth markets and strategic infill locations in the U.S. The platform is launching with 11,700 units and 1.2msf across Austin, Atlanta, Charlotte, Denver, Nashville, Orlando and Phoenix. CEO Jonathan Perry is well known in the industry and spent several years with Jernigan Capital and CUBE before that as CIO. We mention this platform (1) because its always meaningful when a giant and active pool of capital enters a real estate subsector, and (2) there is at least one (LSI) existing self-storage REIT that has rebranded, increased portfolio quality to an institutional-grade level, and represents a bite-size target to rapidly establish a presence versus spending multiple years acquiring, building, etc. The "platform premium" may be a price worth paying in this case. This is not to say we think a deal is forthcoming, but additional capital raises the probability for LSI specifically which is always rumored as a take-out candidate.

Headline: Blackstone in talks to acquire stake in One MW
This morning Globe St. reported that Blackstone (the BREIT) is close to acquiring a ~49% minority stake in 2.1msf One Manhattan West, which is one of the new office towers in Manhattan's Hudson Yards delivered in 2019 and now over ~90% leased. A potential gross value of $2.9 billion rumored would imply nearly ~$1,400psf. Brookfield and QIA are the current owners. For comparison SLG's OVA is probably worth around ~$4.5-5 billion upon stabilization, or nearly ~2x on a per pound basis owing to its better infrastructure, location, relative scarcity, etc. For BREIT these "chunky" deals make sense as it takes a lot to really move the needle in terms of yield/return on an already enormous pool of assets.
