Headline: Provides November operational update + credit extensions
This morning Best Idea Long WE provided an operational update for November, which to our eye showed (1) slightly more desk elimination as they cease operations in certain buildings, but also (2) a nice ramp in physical occupancy/utilization to 63% in November adjusting for memberships signed but not yet moved in vs. 61% reported. For context, we had modeled WE reaching 65% on this metric by year-end 2021 and moving conservatively to the low-70% range by year-end 2022. We focus in on the consolidated results for now as they overwhelmingly drive WE's results and path to EBITDA break-even late next year.
On the location/desk/physical memberships we assumed 633/768k/499k by year-end 2021 versus 624/747k/458k reported in November. The pace of desk sales accelerated again to 55k in November from 45k in October.
On balance we would say this release is neutral to perhaps slightly negative relative to our numbers, but not off-pace from where we think the company is headed in a year's time. We would also add that providing these updates is smart in general, but right now the more disclosure the better especially after the accounting filing a week ago.
Additionally the company announced a one-year extension in the credit facility with Softbank from February 2023 to 2024 which is a positive from a liquidity standpoint, and should not be discounted as there will definitely be additional cash burn for at least 2-3 quarters based on our estimates.
