Headline: Self-Storage SSNOI RoC Slowdown is a 2H22 Story
In between watching the NY Jets embarrass themselves this afternoon we have been working on our storage models to better gauge the RoC outlook heading into FY22:
- Carrying forward rental rate growth assumptions, along with modest weighted average occupancy declines, +5% property tax growth and +4% payroll growth, our assumptions are presented in Figure 1 below.
- The RoC deceleration in SSRev and SSNOI is clearly a 2H22 story, so we feel comfortable keeping our longs and will (1) closely monitor the signals and (2) re-evaluate post-1Q22 earnings.
- In general we prefer CUBE/LSI/EXR/PSA on the long side in that order, and CUBE/LSI remain on our Best Idea Long list. PSA remains on the II list as "winners will likely continue to win" in Quad 2 heading into year-end, so no need to pay taxes on that one just yet. We just think that from a fundamental perspective most of the catalysts that we had identified in PSA have largely come to fruition, yet other storage names have outperformed on a relative basis and show better RoC profiles so could be better ideas in the new first half of the new year.
